After the Leak: Keeping Water Damage From Becoming Mold

A failed washing machine hose, a roof leak in a summer storm, water seeping into the crawl space. What happens in the next two days decides whether you're drying a house or removing part of it.

Soaked drywall, wood and carpet can start sprouting mold in a day or two, so the drying has to begin right away, and hidden cavities need a moisture reading. Fixr's water damage guide puts mold remediation after water damage at $1,500–$4,000 nationally. Water that reached a crawl space or wall cavity can look dry from the room while staying wet inside.

The first two days

  1. Close the main valve or patch the roof leak, and kill breakers to soaked rooms if the panel is dry and safe to reach.
  2. Take pictures and video of the standing water and whatever broke, so the insurer sees the scene as it was.
  3. Run box fans and a dehumidifier, and prop open vanities, pantry doors and closets so trapped air can escape.
  4. Pull up soaked area rugs and padding, and set furniture legs on foil or blocks.
  5. Ask for meter readings behind the drywall and under the subfloor, even where everything feels dry to the touch.

When storms are the source

Heavy rain here tends to arrive in summer. August averages 4.51 inches at Smith Reynolds Airport, and about 76 days a year bring at least a tenth of an inch (NOAA). Tropical systems add more: the remnants of Hurricane Michael dropped around 5 inches across the Triad in October 2018, enough that water rescues were needed in some areas (NC State Climate Office). If storm water entered your crawl space or ran down an inside wall, treat it like a plumbing leak and dry it fast.

The City's Stormwater Division maintains drainage in the street right-of-way; drainage on private property is outside its responsibility (City of Winston-Salem). Downspouts and grading that send water toward the house are worth fixing before the next storm.

Insurance and paperwork

Insurers usually look at how the water arrived. A pipe that let go last night reads very differently from a leak that dripped for a year, and mold limits are common. Save every receipt for fan rentals and the plumber, along with your pictures. Ask the specialist to split drying and mold work into separate lines on the written scope, because adjusters often handle them separately. Rebuilding framing, wiring or ductwork may need a permit from the City-County Inspections Division. For price ranges, see what mold remediation costs in Winston-Salem.

Questions homeowners ask

Does wet drywall always have to come out?

Not necessarily. Panels dried out quickly, with no stain, bulge or smell, can usually remain. Panels that sat soaked for days, pulled water upward from a flooded floor, or already show spots normally get cut away a safe distance above the wet line.
